What Is an Insulated Glass Unit?

An insulated glass unit (IGU) is the sealed glass assembly used in modern double-pane and triple-pane windows. It consists of two or more glass panes separated by a spacer, sealed with primary and secondary sealants, and typically filled with argon or krypton gas.

The IGU is the functional heart of a modern energy-efficient window. When the IGU is intact, the window performs as designed. When the IGU seal fails, the window loses its thermal performance regardless of the quality of the frame and hardware.

Components of an IGU

Glass lites: the individual glass panes. Standard residential IGUs use 1/8-inch (3mm) glass. Commercial IGUs may use 3/16-inch or 1/4-inch glass for additional strength and sound reduction.

Spacer: the metal or "warm-edge" material frame around the perimeter that separates the glass panes. Traditional aluminum spacers conduct heat well (reducing edge performance). Modern warm-edge spacers use foam, stainless steel, or composite materials to minimize thermal bridging.

Desiccant: a moisture-absorbing material inside the spacer that keeps the cavity dry. Once the desiccant is fully saturated (after seal failure), condensation appears on the inner glass surfaces.

Primary sealant (polyisobutylene): a sticky, impermeable sealant applied around the spacer before assembly. This is the primary gas-retention barrier.

Secondary sealant (silicone or polysulfide): applied around the entire perimeter of the assembled unit. This provides structural adhesion and additional moisture protection.

Why IGUs Fail

All IGUs eventually fail as their sealants degrade over time through UV exposure, thermal cycling, and moisture contact. The rate of failure depends on glass size, orientation, climate, and manufacturing quality.

The DMV climate is particularly demanding because windows experience both very cold winters (sealants become brittle) and very hot humid summers (sealants are stressed by heat expansion and humid air trying to infiltrate). This contributes to faster seal failure compared to more temperate climates.

Physical damage (chips, improper installation, frame movement) can accelerate failure by creating stress points in the seal system.

Replacement Options

Standard IGU replacement uses matching glass specifications to restore original performance. This is appropriate for windows where the frame and hardware are in good condition.

Performance upgrades are possible during IGU replacement — you can specify better low-E coatings, triple-pane construction, or upgraded warm-edge spacers when replacing failed units, improving on the original window performance.
