The process starts with precise measurement of the glass opening within your existing frame. For double-pane IGU replacement, the measurement must be accurate to within 1/16 inch — the new unit needs a specific clearance between the glass edge and the frame channel to allow for thermal expansion. Your technician measures the existing glass (or the opening if the glass is already broken) and orders a custom-fabricated unit matched to your exact dimensions.
Once the glass arrives — typically within 3 to 7 business days for custom sizes, or same-week for standard configurations — installation takes place at your home. The old glass is carefully removed and the frame channel is cleaned of all old glazing compound, sealant, setting blocks, and debris. The new glass is installed with appropriate bedding materials for your frame type: glazing compound for wood frames, rubber gaskets for aluminum, or snap-in stops for vinyl. What Frame Types Support Glass-Only Replacement
Vinyl frames with snap-in glass stops are the most straightforward — the beaded stops holding the glass in place simply pop out, the old glass lifts away, and the new glass drops in. This is by far the most common residential window configuration in the DMV area for homes built after 1990.
Wood frames — common in older DMV neighborhoods like Georgetown, Capitol Hill, Dupont Circle, Kensington, and Old Town Alexandria — require glazing compound work. Aluminum frames use rubber gaskets or wedge-glazing systems. Gasket condition determines whether the old gasket can be reused or needs replacement with the new glass. Most older aluminum frames are fully compatible with glass-only replacement, including upgraded Low-E IGUs.
