Foggy Window Repair: Causes, Fixes & Cost Guide

Foggy windows — the cloudy, hazy appearance between the glass panes of double or triple pane windows — are caused by seal failure in the insulated glass unit (IGU). When the perimeter seal breaks down, the insulating gas escapes and moist outside air enters the space between the panes.

Once moisture enters the sealed unit, it condenses on the interior glass surfaces creating fog, haze, and eventually mineral deposits that cannot be cleaned from either side. This is different from condensation on the outside of the window (which is normal) or condensation on the interior surface (which indicates high indoor humidity).

Seal failure is not a defect — it is a normal aging process. The extreme temperature cycles in the DMV area (90+ degree summers and below-freezing winters) cause the glass, spacer, and sealant materials to expand and contract at different rates, gradually weakening the bond until the seal fails.

Fog or haze between the panes that cannot be cleaned from either side is the primary indicator. The fog may come and go with temperature and humidity changes — worse on humid days and better on dry days — but it never fully disappears.

Over time, failed seals lead to visible mineral deposits and staining between the panes. These white or gray streaks are left behind when moisture evaporates repeatedly. Once deposits form, they are permanent even if the fog temporarily clears.

In advanced cases, you may notice the glass panes bowing inward as the gas escapes and atmospheric pressure pushes on the outer pane. This is a sign the unit has been failed for some time.

IGU replacement (glass-only replacement) is the most cost-effective solution for foggy windows. We remove the failed insulated glass unit from your existing frame and install a new factory-sealed unit. This typically costs 40 to 60 percent less than full window replacement.

Full window replacement is necessary only when the frame is also damaged — rotted wood, warped vinyl, corroded aluminum, or structurally compromised frames. If the frame is solid and the only issue is foggy glass, IGU replacement is the smart choice.

Defogging services that drill into the glass to remove moisture are a temporary fix that does not restore insulating performance. The gas fill is gone, the seal is still broken, and the fog usually returns within months to years. We do not recommend this approach.

Choose quality IGUs with warm-edge spacer bars and dual-seal construction. These last significantly longer than single-seal units with aluminum spacers.

Avoid excessive pressure on windows — do not lean ladders or heavy objects against the glass. Physical stress can accelerate seal degradation.

Ensure proper drainage around windows. Water pooling at the base of a window frame accelerates seal failure. Clean weep holes and maintain exterior caulking.

Request argon or krypton gas fill for your replacement IGUs. Gas-filled units perform better and the gas fill creates a dry, inert environment that is less corrosive to seals than regular air.
